Mayor LaFrance announces updated property assessments and a revised neighborhood structure designed to improve accuracy and ensure fair valuations across Anchorage.

Mayor LaFrance has directed the Property Appraisal Office to reexamine areas of town with steep assessment increases. Homes in four neighborhoods will receive new green cards reflecting lower property assessments.

Homeowners who believe their property should be reassessed can call (907) 343-6770 by February 11 for an informal review at no cost. This review often prevents the need for a formal appeal and ensures assessments are accurate and fair.

Previous assessment geography (left) divided Turnagain into many fragmented strata that could produce inconsistent valuations; the updated model (right) uses consolidated market areas to provide fairer, more defensible property assessments. Municipality of Anchorage

Key Points:

  • Overall property changes are modest: the average increase is 4.3%, with 32% of properties decreasing in value.
  • Large increases typically relate to new construction, significant property changes, or corrections to previous under-valuations.
  • Assessment methodology has not fundamentally changed, but inputs were refined for accuracy and compliance with International Association of Assessing Officers standards.
  • Property appraisal applies a cost model, market sales comparisons, and property grade factors to determine fair assessments.
  • Residents can view their property records online and contact the office with questions. Formal appeals are also available until February 11 if needed.
